Cape Town suburb getting a new R650 million mall with a Checkers and SuperSpar

A new flagship retail development in the Cape Town suburb of Goodwood has hit a major milestone, bringing the R650 million development one step closer to completion.

Flanagan & Gerard and Sun International subsidiary GrandWest announced on Friday, 8 May, that the formal transfer of land for its new joint venture has been successfully completed.

The joint venture refers to the R650 million GrandWest Mall development, considered one of the Western Cape’s most anticipated retail developments.

Flanagan & Gerard, well-known for its efforts in the turnaround of Fourways Mall in Johannesburg, will own 90% of the joint venture, while GrandWest will take the remaining 10%.

With the land transfer completed, building the GrandWest Mall can now move forward, with construction set to start as soon as this month.

The mall is expected to open in June 2027, with the developers promising to “redefine leisure and shopping within Cape Town’s premier entertainment precinct”.

The development will take the shape of a single-level, 22,000 m² convenience mall, forming part of the highly popular GrandWest precinct in Goodwood, Cape Town.

It will feature two anchor tenants, a 3,000m² Checkers FreshX and a 2,500m² Halaal SuperSpar. These tenants will be accompanied by a mix of national and international brands, including Dis-Chem, Clicks, Mr Price, Truworths, and Pepkor.

“Together, the comprehensive retail offerings position GrandWest Mall as a dominant, convenient and compelling destination for everyday shopping in the area, complemented by the best entertainment offering in the Western Cape,” GrandWest general manager Mervyn Naidoo said.

“The GrandWest precinct is one of South Africa’s most visited entertainment destinations. The addition of GrandWest Mall will strengthen its family appeal and broaden its offering, creating a day-to-night destination where retail, leisure, dining and lifestyle converge.”

According to Flanagan & Gerard, the project has already generated strong momentum ahead of construction.

“More than 70% of the gross lettable area is already let, with a further 20% currently under offer,” the company said. 

“Only a limited balance remains available for strategic tenant curation and category enhancement.”

GrandWest precinct

The GrandWest Mall will form part of and expand the existing GrandWest Casino and Entertainment World precinct in Goodwood.

According to the developers, the precinct is South Africa’s largest entertainment destination of its kind and Sun International’s most successful casino.

“Including bespoke community retail within the GrandWest precinct is strategically important,” Sun International’s COO of hospitality and sales, Nomzamo Radebe, said. 

“It strengthens our leisure and hospitality offering and supports our long-term vision of GrandWest as a world-class integrated precinct.”

The developers explained that this mall will have a dual appeal, serving both local shoppers and those drawn to the wider casino, entertainment, and conference facilities.

In line with this, one of GrandWest Mall’s most defining features will be its dedicated entertainment interface zone. 

The mall will link directly to GrandWest’s redeveloped children’s entertainment area – including Magic Company and Ten Pin Bowling – at a strategic junction with the existing casino and entertainment precinct. 

In addition, to better integrate retail, dining, and entertainment into a single destination, the mall zone adjoining the existing casino and entertainment facilities will feature dining and leisure brands.

These brands will include Panarottis, Ocean Basket and RocoMamas. “These additions enhance the popular family-friendly restaurants and quick-service food options at GrandWest, creating an even bigger range of experiences for guests to enjoy,” the developers said.
