The remote luxury estate where only 5% of the land will ever be developed

Midway between Johannesburg and Pretoria is Monaghan Farm, a 517-hectare lifestyle estate where only 5% of the land will be developed.

Located 3.5 km from Lanseria Airport, Monaghan Farm is a carefully planned residential lifestyle estate that launched in 2007.

The farm-style estate spans 517 hectares and is now a well-established community. Notably, only 5% of the land on Monaghan Farm will ever be developed.

As a result, the Highveld grasslands, indigenous vegetation, and views will remain defining features of the estate’s landscape.

The estate’s single-storey homes have also been designed to blend into the natural landscape. These properties are discreet yet still luxurious, with some homes exceeding R20 million.

Byren explained that Monaghan Farm’s large stands – which range mainly from 3,000 to 7,000 m² – continue to offer good value, although stand prices have risen considerably since mid-2025.

“Due to the strong demand, which includes younger buyers, there is currently only one large stand of 3,513 m² available at R2.9 million,” she said.
