Sandton’s cheaper sibling
Located just minutes from some of South Africa’s most high-end suburbs, Randburg offers all of the benefits of Sandton living at a fraction of the cost.
The Seeff Property Group explained that Randburg offers an accessible gateway to northern suburb living. It provides investors and homeowners access to premium amenities, including excellent schools and great commuter options.
“That’s the beauty of Joburg’s northern suburbs,” said Cobus Odendaal, CEO of Lew Geffen Sotheby’s International Realty in Johannesburg and Randburg/Craighall.
Comfortable family homes are typically priced between R2 million and R7.5 million, but single professionals can shop for a lot less. “Randburg presents one of the best value propositions in Johannesburg’s north,” Odendaal said.
“For young professionals or investors building a portfolio, you’re getting all the benefits of northern suburbs living – great schools, shopping, and amenities – at significantly more accessible price points than areas such as Bryanston.”
“We’ve seen buyer inquiries increase by 20% year-on-year as more people recognise this opportunity.” Market data supports this trend.
Randburg is showing 6.5% year-on-year price growth, and properties are now spending an average of just 52 days on the market.
This is a decrease from 68 days in 2024. The rental market also remains strong, with yields ranging from 6% to 7.5% attracting investors.
Interestingly, Randburg is located only a few minutes away from Bryanston, one of the most high-end suburbs in South Africa. Bryanston properties regularly command prices between R12 million and R45 million or more.
However, while this suburb may command premium prices, Randburg offers many of the same amenities and lifestyle benefits at a fraction of the cost.
While R10 million in Bryanston might secure a luxury four-bedroom home or development stand, in Randburg, it could purchase two family homes or one premium property with investment capital remaining.
More value – less cost

While these suburbs vary significantly in terms of price, Odendaal said that many buyers don’t realise how much these suburbs share in terms of lifestyle benefits.
“Both enjoy quick access to Sandton’s business district (15-20 minutes), proximity to top shopping at the Mall of Africa and Fourways Mall, and excellent schooling options.”
“Recreational facilities like Wanderers Golf Club, Bryanston Country Club and Delta Park are also equally accessible from both areas.”
Security in both areas benefits from active neighbourhood watches and reliable armed response services, with ongoing infrastructure improvements enhancing liveability.
“Whether you choose Bryanston’s established elegance or Randburg’s emerging value, you’re getting access to the same quality schools, shopping, and leisure facilities.”
While both suburbs offer excellent opportunities, the decision comes down to investment strategy and personal priorities.

Bryanston and Randburg have both demonstrated consistent growth and a positive outlook, but they employ different investment approaches.
If Bryanston retains the number of current estates, its exclusivity and cache will be maintained and returned in property appreciation.
