New luxury apartment block in one of South Africa’s most prestigious suburbs

A new apartment development is adding more sectional-title housing to Bryanston, one of Johannesburg’s established northern suburbs.

Bryanston is considered one of the city’s most prestigious neighbourhoods, but has changed considerably from the large properties and smallholdings that once characterised it.

The suburb was part of Driefontein Farm in the 1840s before becoming a residential area. A township was later established on Driefontein and neighbouring Rietfontein Farm.

The name Bryanston is linked to Sir Abe Bailey, whose London home was in Bryanston Square. Many streets in the suburb continue the London theme, taking their names from streets and squares in the city.

Development accelerated after the Second World War. By the 1950s, Bryanston had begun attracting more affluent homeowners, supported by improvements to water, electricity, and road infrastructure.

The suburb has since developed into a large residential market with a mixture of freehold homes, clusters, townhouses, and apartments. Over recent years, sectional titles have become increasingly popular.

Large plots and former smallholdings have been subdivided to make way for cluster developments and apartments, giving buyers more accessible entry points into the suburb.

Bryanston now offers properties across several price points, while retaining access to established schools, shopping centres, medical facilities, restaurants, and recreational amenities.

Its location is another factor supporting demand. The suburb is close to Sandton and has access to major roads connecting it to other parts of Johannesburg.

This combination of location, established infrastructure, and diverse housing options has made Bryanston a market for families, professionals, and investors.

Bryanston Country Estate

Developed by Craft Homes, Bryanston Country Estate forms part of the new wave of sectional title developments in the suburb.

The development’s two-bedroom apartments start at R2.04 million. The units have two bathrooms and range from 84.9 m² to 96.6 m², depending on the layout.

Each apartment has an en-suite bathroom for the bedrooms, a four-plate Bosch gas stove and oven, a four-seater kitchen island and space for three appliances and a fridge.

Ground-floor apartments have private gardens, while first- and second-floor units have balconies. Third-floor apartments have extended balconies.

The development also includes lift access, fibre-ready connectivity, prepaid electricity and metered backup water. Solar is included in the development’s backup infrastructure.

Selected first- and second-floor apartments have dual entrances and private access to the second bedroom. This allows owners to configure the property for greater rental flexibility. The development is also pet-friendly.

The apartments form part of a broader Bryanston Country Estate development at the corner of Bryanston Drive and Grosvenor Road.

Craft Homes is also developing freestanding three- and four-bedroom houses, with prices starting at R3.6 million. The houses have private gardens, automated double garages, modern kitchens, and covered patios.

The Bryanston Country Estate includes a clubhouse with a swimming pool, gym, communal braai facilities, and boma areas.

The development is designed around separate secure entrances and amenities for the different residential offerings, while keeping the properties within a single estate.

It also places residents close to existing Bryanston amenities, including the Bryanston Country Club, Virgin Active Bryanston, and local shopping centres.
