Luxury South African hotel hits the market for R114 million

A luxury boutique hotel estate in Hout Bay with rare hotel zoning, multiple villas, and premium facilities has just been listed for R114 million.

The Park Avenue Boutique Estate is currently offered exclusively off-market for private access before public advertising begins, said Seeff Hout Bay property specialist Ingred Killa.

She explained that this landmark asset is expected to attract significant interest due to a shortage of hotel-zoned properties in the area.

Hout Bay is one of Cape Town’s most popular tourist destinations, yet it contains only four zoned hotels, which enjoy consistently high occupancy.

Tourism growth in the Cape has risen notably, boosting demand for hospitality assets. International arrivals grew by 11.1% to 1.5 million visitors in 2025.

This surge was driven by the expansion of long-haul flights from the UK, the USA, Germany, the Netherlands, and France.

Tourist spending increased by 15.4% to R26 billion, while regional hotels achieved an average occupancy rate of 71%, peaking at 80%.

The Hout Bay property market is strong with impressive growth in recent years, attracting significant investment from local, upcountry, and international buyers, especially from Germany and the United Kingdom.

Annual sales volumes have held steady, with the local market now worth around R2 billion annually, depending on the property cycle.

Average property values have doubled over the last five years, and high-end price ceilings have lifted considerably, as showcased by recent local residential sales of R40 million and R65 million negotiated by Seeff.

Killa added that Hout Bay offers good value and potential, particularly for unique, turnkey investment products such as this multi-residence estate, which is unmatched in quality and luxury.
