South Africa’s little Europe built on a 330-year-old farm

Inspired by traditional European villages, Nooitgedacht Village, a residential development in the Stellenbosch Winelands, is combining centuries of history with modern estate living.

Nooitgedacht Village is being developed on the historic Nooitgedacht Farm, which dates back to 1692, making it one of the oldest farms in the Stellenbosch region.

Designed around the concept of walkable European-style communities, the development features homes, apartments, retail facilities and recreational amenities centred around a village square known as The Foundry.

The latest phase of the development, The Orchards, consists of 81 two-bedroom apartments priced from R2.995 million.

The apartments have been designed to include open-plan living areas, modern kitchens and private outdoor spaces.

Natural finishes and clean architectural lines aim to complement the surrounding vineyards and mountain landscape.

The project forms part of the wider Nooitgedacht Village development, which offers a mix of apartments, family homes and luxury residences overlooking the Simonsberg mountain range.

Unlike many conventional estates, the village has been planned as a mixed-use community where residents can walk to everyday amenities rather than relying on their vehicles.

At the heart of the estate is The Foundry, a central hub that brings together restaurants, cafés, retail outlets and community facilities.

Residents have access to amenities including a restaurant, deli, co-working space, gym, preschool, family doctor, beauty therapist, occupational therapist and laundromat.

The estate also includes a corporate membership at Devonvale Golf Club. Residents have access to approximately 160 hectares of farmland and trail networks, as well as a 2.2-hectare landscaped central park.

Fitness also forms part of the village concept through Willow Way Fitness, a gym offering strength, conditioning and Hyrox-style training directly opposite The Orchards apartments.

The broader design philosophy focuses on creating a walkable neighbourhood where homes, workplaces, leisure facilities and open spaces are integrated into a single community.

The village is framed by vineyards and mountain views, with landscaped parks, walking routes and tree-lined avenues intended to encourage outdoor living and interaction between residents.

Built on centuries of history

While Nooitgedacht Village development is a modern residential development, it is rooted in more than three centuries of history.

The original Nooitgedacht Farm was established in 1692 during the early years of European settlement in the Cape and has remained a prominent part of the Stellenbosch Winelands ever since.

The new development seeks to preserve that heritage by drawing architectural inspiration from traditional European villages.

It uses landscaped public spaces, pedestrian-friendly streets and a central gathering place to create a sense of community.

Security also forms a major component of the estate, with advanced access control and estate management designed to provide residents with peace of mind.

Sales for The Orchards are conducted through an online reservation platform, allowing prospective buyers to browse floor plans, compare pricing, and reserve units digitally with an R10,000 reservation fee.

The apartments are the latest addition to a growing residential precinct that continues to expand around the historic farm.

Previous phases, including The Meadows, have already sold out, reflecting continued demand for secure lifestyle estates in the Stellenbosch Winelands.

Nooitgedacht Village represents a growing trend in South African residential developments that emphasise walkability, community living and access to nature alongside contemporary housing.
