R620 million of apartments sold in one South African suburb in a single day
A record-breaking launch of The Charles in Somerset West saw R618.6 million in apartment sales concluded in a single day.
During the recent online launch held on 18 March 2026, Pam Golding Properties concluded the sale of 124 studio, one-, two- and three-bedroom apartments, as well as a penthouse, in the new residential development, The Charles.
The development is situated in a prime position within the landscaped grounds of the grand Lord Charles Hotel in Somerset West in the Cape Winelands, just 20 minutes from Cape Town International Airport.
The total value of these transactions reached an impressive R618.561 million, including the sale of one of only two available penthouses for R25 million.
Each penthouse features a spacious private terrace and swimming pool, with views across False Bay, the Hottentots Holland Mountains and the Helderberg range.

The Charles is being developed through a joint venture between UNIR Projects, IGUAL Property Group and 181 DevCo, who have appointed renowned architects, Grosskopff Lombart Huyberechts (GLH) & Associates Architects.
“The Charles occupies a truly prime location, and from the outset we identified a clear demand for a premium apartment offering in this part of Somerset West,” said UNIR Projects’ Clifford Kupritz.
In phase one, the developers released 140 of the 178 units, comprising apartments priced from R2.1 million to R7.3 million, along with penthouses from R25 million.
The Charles introduces a lifestyle-led apartment offering largely absent from the Helderberg property market to date.
It combines on-site amenities, secure lock-up-and-go living, and panoramic mountain-and-sea views in one of the region’s most established locations.
“The development forms part of a broader trend reshaping residential demand across the Western Cape,” Golding added.
The area’s property market is being shaped by semigration, and international buyers and downsizers are increasingly seeking secure, low-maintenance living without compromising on lifestyle.
Buyers flock to The Charles

Beyond its lifestyle appeal, Golding said the development also presents a compelling investment opportunity in a high-demand node.
“Strong rental demand across the Helderberg basin, coupled with continued semigration to the region, has resulted in an unprecedented shortage of rental stock in Somerset West.”

Further amenities in Somerset West include Somerset Mall, which recently underwent a major expansion, adding more than 50 stores.
Its retail offering was also expanded to include leading luxury brands, as well as Waterstone Village shopping centre, which is home to a flagship Woolworths Food store.
