The small suburb selling the most expensive homes in South Africa
The small coastal suburb of Llandudno, in Cape Town, is selling the most expensive properties on average in South Africa, outshining other luxury markets like Clifton, Dunkeld, and Bishopscourt.
This is according to Lightstone, which analysed sales between R30,000 and R50 million on the date of a property’s registration, focusing only on those where the full share was purchased.
Cases where a house was owned by two partners and one partner sold a share to the other were excluded from the analysis.
Between January and October 2025, Lightstone reported that residential property transaction values in South Africa rose by 12.5% year-on-year to R276 billion.
During the same period, the number of sales remained largely unchanged from the corresponding period in 2024.
South Africa’s big three provinces – Gauteng, Western Cape, and KwaZulu-Natal – accounted for 78% of all sales, with Gauteng remaining South Africa’s top province in terms of transaction numbers.
However, the gap between the Western Cape and the others becomes apparent when looking at the highest average sales prices in suburbs with at least ten transactions in 2025.
Llandudno emerged as the Western Cape’s leading suburb in terms of average price paid, at R23.7 million. Only 10 properties were sold in the suburb, with the most expensive property going for R42.5 million.
Llandudno’s average sales price beat out other luxury Cape Town suburbs, such as Bishopscourt, which had an average sale price of R21.75 million, and Clifton, which had an average of R19.95 million.
Notably, Llandudno’s average property sold for more than double the R9.8 million average in Westcliff, Gauteng’s leading suburb, and nearly four times the R6 million average recorded in Zimbali, KwaZulu-Natal’s leading suburb.
St Francis Bay in the Eastern Cape led the rest of the provinces, with an average price paid of R5.5 million.

A coastal jewel

Llandudno is nestled in a serene and private cove on the Atlantic seaboard of the Cape Peninsula, with one of the most secluded beaches along the peninsula, Seeff Property Group explained.
The upmarket residential suburb of Llandudno can be approached by a picturesque drive over Suikerbossie Hill from Hout Bay or along Victoria Road from Camps Bay.
The valley is also overlooked by several mountain ranges that include Little Lions Head, Karbonkelberg and The Twelve Apostles, which form part of the Table Mountain range.
Llandudno is close to a couple of key locations and only a 17 km drive to Cape Town’s CBD. Cape Town International Airport is a 34 km drive from Llandudno.
As a sheltered coastal town, Llandudno is untouched by any commercial activities. Shops and even street lights are absent.
However, several popular shopping centres are located in nearby Hout Bay, only a 3km drive away, including the Victoria Mall.
Hout Bay also offers an array of restaurants, tourist attractions, family activities, and excellent, affordable holiday accommodation just outside Llandudno.
For those looking to undertake larger shopping excursions, the Mainstream Shopping Centre, located just outside Llandudno along Main Road and Princess Street in Hout Bay, is the preferred option for Llandudno residents.
There is only one public school in the Llandudno area, the Llandudno Primary School, a co-educational public primary school located at 3A Maori Road.
The Blue Flag Llandudno Beach is also a popular spot for beach sports like surfing, volleyball, and beach rugby, as well as an ideal sun-tanning and sunset picnic spot, with largely untouched fynbos stretching off in both directions.
Llandudno also houses Sunset Rocks Accommodation, which offers easy access to Sandy Bay, the famous beach, and the popular shipwreck hiking trail, while a brief drive over the hill takes one into the village of Hout Bay.
