The small Western Cape town of Moorreesburg is emerging as a prime investment destination, driven by strong municipal management, reliable infrastructure, affordable properties, and proximity to Cape Town.

Moorreesburg is proving to be an increasingly attractive investment destination for both property buyers and businesses.

“Moorreesburg offers a unique combination of strategic location, reliable infrastructure, excellent service delivery, and a supportive business environment,” the Moorreesburg Business Chamber said

“Whether for commercial ventures, residential development, or remote work opportunities, Moorreesburg provides a solid foundation for sustainable investment and growth.”

One of the town’s key draws is its central location. Moorreesburg is about 90 km north of Cape Town, less than an hour and a half drive from the city.

“The town is situated along the N7, a major transport route linking Cape Town to Namibia. The N7 also connects Moorreesburg to key economic hubs, including Piketberg, Citrusdal, and Clanwilliam.”

Moorreesburg is also conveniently located at the following distances from major destinations:

  • 35 km from Malmesbury
  • 80 km from Montague Gardens
  • 80 km from Durbanville
  • 89 km from Tableview
  • 103 km from the V&A Waterfront

“Moorreesburg’s proximity to the N7 facilitates the efficient transport of goods to and from Cape Town, including the harbour and Cape Town International Airport,” the business chamber said.

“An increasing number of professionals are choosing to live in Moorreesburg while commuting daily to Cape Town and Stellenbosch, benefiting from lower living costs and a high quality of life.”

Moorreesburg is also set to benefit from the developing Winelands Airport, located approximately 70 km from the town.

This development will provide a faster and more convenient travel option compared to Cape Town International Airport, which is 104 km away.

“This new airport is set to become the ‘Lanseria of Cape Town’, improving regional accessibility,” the Moorreesburg Business Chamber added.

Affordable property

“Moorreesburg offers an attractive real estate market with spacious and affordable properties, ideal for families and investors,” the business chamber said.

The chamber explained that residential properties in the town offer buyers larger plots and homes at competitive prices, with minimal traffic congestion and close proximity to schools.

Compared to larger cities, properties in Moorreesburg provide excellent value for money. According to statistics from Property24, 103 erven have sold in Moorreesburg for an average price of R1.03 million in 2025.

In Moorreesburg, two bedroom properties are listed for an average price of R1.7 million on Property24, while Cape Town properties are listed for R2.5 million.

The price difference becomes even more stark for larger properties. Moorreesburg properties with five or more bedrooms are listed for an average price of R2.35 million. In Cape Town, this goes up to an average of R12.93 million.

When looking at demographics, Moorreesburg sellers are on the older side, with over 70% being 50 years or older.

However, the town is seeing an influx of interest from younger buyers. Property24 revealed that 19.6% of buyers are aged between 18 and 35, while 33.7% of buyers are aged between 36 and 49.

There is also plenty of room for development, with land available for both residential and commercial development, providing ample opportunities for investors.

With good schools nearby, the town is particularly attractive for families looking to buy properties outside of the busy city.

“Moorreesburg boasts two primary and two secondary schools, offering excellent academic and extracurricular programs,” the Moorreesburg Business Chamber said.

“High School Dirkie Uys has a strong academic record, particularly in mathematics and science. Moorreesburg High School features modern infrastructure and state-of-the-art facilities.”

Municipal management shines

Swartland Municipality in Moorreesburg

Another upside of the small town is its excellent municipal management, well-maintained infrastructure and safety and security.

“Swartland Municipality has consistently achieved clean audits, 11 since 2011, demonstrating sound financial management and responsible allocation of funds for service delivery,” the chamber said.

The municipality employs both scheduled and proactive maintenance strategies to ensure infrastructure remains in excellent condition. This guarantees the uninterrupted provision of essential municipal services.

“Visitors to Moorreesburg immediately notice its cleanliness. Streets are maintained regularly, including weekends, while road repairs, including pothole maintenance, are addressed promptly upon being reported,” the organisation said.

“During the winter rainy season, municipal assets and roads are susceptible to damage. However, swift remedial action is taken to minimise disruption for residents and businesses.”

The Moorreesburg Business Chamber also explained that it maintains a strong and collaborative relationship with the municipality. They work together to support economic growth and development in the town.

The Moorreesburg Business Chamber was also recognised as the Best Upcoming Business Chamber in the Western Cape.

According to the Business Chamber, Moorreesburg is well-equipped to support business and residential expansion. Key infrastructure highlights include –

  • Reliable electricity supply, catering to industries requiring high power consumption
  • A newly built sewage treatment plant ensures effective wastewater management
  • Well-maintained water treatment facilities are capable of supplying new developments

Moorreesburg also offers both fixed-line and wireless fibre internet services, ensuring reliable connectivity for businesses and remote workers.

“Major service providers include Telkom (OpenServe), Octotel, and Vodacom Fibre. Additionally, the local Telkom exchange has been upgraded to accommodate increasing demand,” the chamber said.

“For remote areas, high-speed wireless networks provide connectivity with speeds of up to 100 Mbps. With robust digital infrastructure, Moorreesburg is well-suited for remote work and business operations requiring stable internet connectivity.”

Safety and security are also big draws for the town. A highly active neighbourhood watch collaborates with local law enforcement to enhance safety in the town.

The Moorreesburg Business Chamber, in partnership with Moorreesburg Urban Rural Safety (MURS), spearheaded a sophisticated CCTV project in the business district.

“This initiative, funded by local businesses, acts as both a deterrent and an effective crime prevention measure,” the chamber said.

“Strong cooperation between the Business Chamber, MURS, SAPS, and Swartland Municipality Law Enforcement contributes to a secure environment for businesses and residents alike.”

In the adjacent rural areas, MURS has deployed a License Plate Recognition CCTV system. This system monitors suspicious activity and vehicles within the farming community, the chamber explained.

“This initiative is another example of a proactive approach ensuring the safety of both Moorreesburg and its surrounding rural areas – a business-sponsored CCTV camera as part of a proactive measure to prevent crime,” it said.

SANRAL is also undertaking a phased upgrade of the N7 highway from Cape Town to Namibia, the business chamber explained.

“The section between Malmesbury and Moorreesburg is nearing completion, enhancing traffic flow and reducing travel time,” it said.

“The upcoming upgrade of the Moorreesburg-Piketberg road is expected to commence in 2027, further improving regional transport infrastructure.”
