The ultra-luxury security estate where properties sell for up to R150 million and horses roam the streets

Waterfall Equestrian Estate is the most exclusive residential development in Waterfall City, with homes available from R20 million to R150 million.

The secure lifestyle estate in Midrand has 120 agricultural stands ranging from 8,000m² to 10,000m², which gives residents far more space than typical luxury estates.

Its defining feature is its equestrian offering, with stables for up to 63 horses, a polo field, horse-jumping arenas and 10 paddocks.

Residents also have access to scenic bridle paths along the Jukskei River, as well as 12km of walking and cycling trails.

The estate has a single gatehouse for access and combines large properties with extensive leisure and sporting facilities.

Its amenities include a swimming pool, gym, squash court, polo field, jumping arenas, stables and a boutique hotel and restaurant on the property.

The development was named Best Residential Development in Africa at the African Residential Property Awards in 2009.

Properties in the estate are marketed from around R20 million to R150 million, while rentals range from approximately R80,000 to R150,000 per month.

Only a handful of properties are currently available for sale. One of the properties currently listed is priced at R45 million.

The five-bedroom, 5.5-bathroom home occupies an 8,565m² stand and was designed by architect Gary Tarantino.

Some of its standout features include a 15-metre swimming pool, koi pond, double-volume library and quadruple garage.

The property also has a 50 kVA solar power system with a 40 kVA lithium battery, a 50 kVA diesel generator, and a filtered borehole water system.

Another five-bedroom home is on the market for R38 million on an 8,600m² stand. It includes a separate luxury cottage, a heated pool, an entertainment pavilion, a wine cellar, and extensive outdoor entertainment areas.

The property also has 86 solar panels, five Tesla Powerwall batteries and a borehole producing up to 25,000 litres of water a day.

R38 million property for sale in Waterfall Equestrian Estate

Waterfall Equestrian Estate forms part of the much larger Waterfall City development between Johannesburg and Pretoria.

In the last few decades, Waterfall City has grown into a major residential, commercial, retail and logistics hub in Midrand.

Waterfall Equestrian Estate was the first of the residential estates to be developed in the city, and is still described as “the most exclusive residential development in Waterfall City, tailored for the super wealthy.”

Today, the area has several other security estates which cater to different affordability levels, including Munyaka, Waterfall Country Estate, and The Polofields.

The precinct is also home to developments such as the Mall of Africa, the PwC Tower, Deloitte’s headquarters and Ellipse Waterfall.

JSE-listed real estate investment trust Attacq manages and develops the precinct and holds a 70% stake in Attacq Waterfall Investment Company.

The scale of investment in the broader area has helped drive continued development across residential, commercial and retail property.

This includes new luxury residential projects, logistics developments and hospitality infrastructure.

Among the developments underway are the Aspire Waterfall City apartment development, the Waterfall City Junction warehouse project, and an R750 million hotel and conference centre.
