Blok’s Co-investor Model – a smart way to invest into Green Point

Cape Town developer Blok is offering a purchaser of a Two-bedroom apartment at THIRTEENONUP in Green Point, a saving of over R1 000 000 through their Co-investor Model purchase method.

This purchase method rewards buyers who invest a large upfront portion of the purchase price.

Close to 500 Blok apartment owners, to date, have taken advantage of this purchase vehicle.

The Co-investor Model is a way of buying that lets purchasers take part in funding a Blok development before it is complete.

Instead of paying a standard deposit and waiting for transfer, buyers invest 30% of the purchase price upfront.

That contribution goes directly towards construction, and in return, buyers receive a reduction on their purchase price.

The structure is not new to Blok, with Co-investor Model sales amounting to over R1.7 billion in the developer’s portfolio.

The math

The most immediate benefit is the price.

A saving of over R1 000 000 on a two-bedroom apartment in Green Point changes the conversation entirely.

But the model offers more than a reduced figure. Buyers put their capital to work from the start in a building they will own.

The final step is a conventional property purchase, settled in cash or through a bond, so ownership looks exactly as it would with any other home.

The available two-bedroom apartments range from 108sqm to 126sqm, including garden apartments.

Every apartment features air-conditioning and high-specification space-saving joinery.

The building offers 24-hour on-site security, backup power for shared spaces, pet-friendly apartments, and a concierge and building manager provided by Fluent, Blok’s short-term letting management partner.
