The R2.1 billion mega-resort transforming a coastal province in South Africa

A R2.1 billion Club Med resort on KwaZulu-Natal’s North Coast is helping transform the region into an international tourism and investment destination.

One of the country’s biggest hospitality developments in decades, the Club Med South Africa resort at Tinley Manor opened in July 2026 after 28 months of construction.

The development is South Africa’s first Club Med resort and combines a luxury all-inclusive beach resort with a Big Five safari lodge.

It is expected to give KwaZulu-Natal’s tourism industry a significant boost while supporting further investment and development along the North Coast.

The resort forms part of a broader development trend that has already made the KwaZulu-Natal North Coast one of South Africa’s fastest-growing coastal regions.

The resort falls under the KwaDukuza Municipality, which includes Ballito, Zimbali, Salt Rock, Sheffield Beach, Tinley Manor, and other major coastal areas.

Pam Golding Properties area principal David Cameron said the municipality accounted for 28% of building plans passed in KwaZulu-Natal in 2024 and 2025.

A decade ago, the KwaDukuza municipality accounted for 15% of the province’s building plans, Cameron explained.

“This is notable given that these figures predate the new Club Med development at Tinley Manor, which is already proving to be a catalyst for further positive growth and development along the North Coast,” he said.

The Club Med development is designed to offer something unusual in the global hospitality market by combining a beachfront resort with a safari experience.

The coastal resort has 411 accommodation units, including 310 superior rooms, 35 deluxe rooms, and 66 suites in Club Med’s premium Exclusive Collection.

Guests have access to an all-inclusive offering that covers accommodation, meals, drinks, and a wide range of activities.

These include sailing, surfing, diving, snorkelling, tennis, padel, archery, circus and trapeze activities, as well as swimming pools.

The resort also has children’s clubs catering for kids from four months old through to teenagers, strengthening its appeal to international family travellers.

A 500-seat convention centre allows Club Med to target the business events market alongside leisure tourism.

The resort is complemented by the Vikela Safari Lodge, which is located within the 18,000-hectare Mpilo Game Reserve in northern KwaZulu-Natal.

The lodge has 80 luxury rooms overlooking the Mkuze River and the surrounding mountains, offering visitors the option to combine a coastal holiday with a Big Five safari.

The integrated “beach and bush” concept is intended to provide an experience that is difficult to replicate elsewhere.

KwaZulu-Natal is becoming a coastal hotspot

The new Club Med development is positioned to bring more international tourists directly to KwaZulu-Natal.

The resort had already attracted bookings from more than 40 international markets before its opening, with particularly strong demand from Europe.

This could have benefits beyond the resort itself, as international visitors spend money on accommodation, restaurants, transport, attractions, and other tourism businesses throughout the province.

The resort also gives KwaZulu-Natal a new premium tourism product at a time when the North Coast is attracting increasing investment in residential estates, retail, and other developments.

The development created 2,300 direct and indirect construction jobs and between 600 and 650 permanent roles.

Even though the resort has not been open for long, its impact is already being felt beyond the tourism sector.

Pam Golding Properties area principal Carol Reynolds said major developments such as Club Med are helping fuel positive sentiment across the North Coast.

“KZN is at the heart of very positive sentiment fuelled by significant ongoing development along the coastline, attracting an increasing influx of investors and home buyers,” Reynolds said.

She said buyers are increasingly attracted to secure lifestyle estates that combine quality homes with extensive amenities.

This includes developments offering padel and tennis courts, BMX tracks, restaurants, clubhouses, and walking trails. The broader region is also attracting major residential investment.

Sibaya, positioned between uMhlanga and Ballito, has already attracted R8 billion in investment, with a projected R48 billion development pipeline over the next decade.

Further north, developments in Salt Rock, Sheffield Beach, Shaka’s Rock, Zululami, and Seaton are expanding the region’s residential footprint.
