The private South African security estate where property prices have increased by 50%
Property prices in Midstream Estate have increased by around 50% over the past decade, with some properties now selling for as much as R25,000 per square metre.
Midstream Estate is one of Gauteng’s best-known residential estates, located between Johannesburg and Pretoria in the greater Centurion area.
Developed in the early 2000s, it has grown into a large mixed-use community known for its security, family-friendly environment and wide range of amenities.
The estate offers a mix of free-standing homes, townhouses and apartments, supported by schools, shopping centres, restaurants, parks, sports facilities and the Mediclinic Midstream.
Residents also have convenient access to major routes, including the N1 and R21 highways, making it easy to travel to Pretoria, Johannesburg and O. R. Tambo International Airport.
Security is one of Midstream’s biggest attractions. The estate has access-controlled entrances, perimeter fencing, CCTV surveillance and 24-hour security patrols.
Pam Golding Properties regional executive for the Pretoria Metro, Retha Schutte, told Daily Investor that they have seen growth in property values across Midstream Estates over the past ten years.
“A decade ago, established homes were generally selling for between R8,000 and R10,000 per square metre, while new building packages ranged from around R15,000 to R18,000 per square metre,” she said.
“At the time, buyers could enter the market from approximately R3 million. Today, depending on the estate and the quality of the home, established properties typically sell for between R11,000 and R16,000 per square metre.”
Schutte explained that new building packages range from around R20,000 to R25,000 per square metre, and often more for luxury homes. Entry-level homes now generally start at around R4.5 million.
“The increase reflects not only rising construction costs, but also the continued demand for secure estate living and the lifestyle that Midstream provides.”
Why buyers are flocking to Midstream

Schutte said the majority of Midstream buyers are established professionals and families looking for a secure environment where they can raise their children.
“Many relocate specifically for the schools, while others are attracted by the convenience of having almost everything they need within the estate.”
“We also see executives, business owners and families returning from overseas who are looking for a secure, well-managed lifestyle estate.”
She noted that, across the board, Pam Golding has seen an increasing buyer interest in upscale estates such as Midstream.
“The demand for secure lifestyle estates has grown steadily over the years, and Midstream continues to be one of the most desirable addresses in Gauteng.”
“Buyers place far greater value on security, lifestyle and convenience than they did ten years ago, and Midstream delivers on all of those.”
Even during uncertain economic periods, Schutte said they continue to see strong interest because quality homes in sought-after estates remain a sound long-term investment.
However, while security estates are popular in South Africa, Midstream remains one of the country’s most sought-after destinations among buyers.
The reason Midstream is so attractive to buyers is that it offers the complete package, Schutte said. While people initially enquire about the security, they stay for the lifestyle.
“Midstream offers excellent schools, shopping centres, medical facilities, restaurants, sports clubs, beautiful parks and even a golf course, all within a well-managed community.”
“One of the things buyers often comment on is how exceptionally well the estates are maintained. Everything is neat, beautifully landscaped and managed to a very high standard.”
Another major drawcard of the security estate is its real sense of community, which is becoming increasingly rare.
“Families feel safe, children still ride their bicycles in the streets, and neighbours genuinely know one another,” she said.
Having worked in Midstream for more than five years, Schutte explained that she has watched the estate evolve while still holding onto the qualities that made it so popular in the first place.
“It has grown into a vibrant community without losing its family-centred feel. For me, Midstream isn’t just about buying a beautiful home.”
