South Africans can buy an entire village with a school, two hospitals, a church and guest lodges for R140 million

A large property development with a school, two hospitals, a church, guest accommodation and conference facilities near Bronkhorstspruit, Gauteng, is now on the market for R140 million.

The 51.55-hectare property is being sold as a going concern and includes facilities capable of accommodating more than 1,000 people.

The property is currently vacant, apart from the primary school and one of the hospitals, according to the Pam Golding listing.

It includes around 100 bedrooms and 130 bathrooms, as well as a central kitchen, an auditorium, a conference centre, a church, two hospitals, a primary school, an entertainment area, storerooms, and workshops.

The development also has a guest lodge and restaurant, making it suitable for a range of commercial and hospitality uses.

The property has been marketed as a potential agricultural or training centre, although its size and existing infrastructure could support several other uses.

Despite the development’s large size, it remains fairly central, close to Bronkhorstspruit and less than an hour’s drive from Pretoria.

The property improvements cover around 16 hectares and include several features designed to support large-scale operations.

These include backup generators, five equipped boreholes, water storage facilities and a private sewage treatment plant.

A further 32 hectares of fully walled land is included in the sale. The land is described as highly arable, creating potential for agricultural activities alongside the existing facilities.

The property also has 24-hour manned security, a landscaped garden, swimming pool, water tanks and a thatched lapa with an undercover braai area.

The accommodation facilities include thatched double bungalows and single rondavels, all of which include en-suite bathrooms.

The development was previously known as Sizanani Village and has operated as a venue supporting tourism, conferences and social development initiatives.

The village includes an Ndebele cultural village, swimming pool, braai areas, conference facilities, an auditorium, a wedding venue, and a restaurant.

Its conference centre is located along the N4 route between Pretoria and eMalahleni, making it accessible to businesses and organisations looking for a venue outside the major urban centres.

The accommodation and conference facilities have also been used by visitors and groups attending events in the area.

Social development initiatives

One of the property’s most notable features is its connection to social development. Sizanani Village has historically been home to several initiatives.

These include the Sizanani Children’s Home, which provides care for children and young adults with intellectual and physical disabilities. The home was founded in 1993 by Roman Catholic priest Fr Charles Kuppelweiser.

It was established primarily as a residential facility for children and young adults with moderate to profound intellectual and physical disabilities.

The home currently cares for 66 children and young people between the ages of four and 34, many of whom have severe disabilities and require round-the-clock care.

The wider village has also been associated with other social programmes, including an HIV/AIDS programme, a community development centre, and a school for learners with special needs.

These initiatives were later separated into independent organisations, with the various programmes continuing to operate separately.

The Sizanani Children’s Home has also expanded its work beyond residential care. It now operates three daycare centres, a group home and home-based care programmes in three township areas around Sizanani Village.

The organisation is licensed and receives a subsidy from the Gauteng Provincial Department of Health, which covers around half of its operating costs. The home also relies on donations from individuals and companies.

The property is now being marketed as an opportunity for a buyer seeking a large, established development with extensive existing infrastructure.
