Major South African beach resort on the edge of a national park goes on sale for R98.5 million
A beach resort perched on the cliffs of the Tsitsikamma coast has been listed for sale for R98.5 million, offering more than 2.6 km of private coastline bordering one of South Africa’s best-known national parks.
Located on the eastern edge of the Tsitsikamma National Park in the Eastern Cape, Tsitsikamma on Sea spans almost 64 hectares and overlooks the Indian Ocean.
According to the Pam Golding listing, the estate includes 18 bedrooms spread across a four-storey luxury lodge, self-catering cottages, poolside cabanas, staff accommodation, and farmland.
It sits about 160 km west of Gqeberha (Port Elizabeth) and is located at the end of a seven-kilometre gravel road that winds through farms and forests before arriving at the secluded property.
Its location is one of its biggest attractions. The estate borders the Tsitsikamma National Park and Marine Protected Area, with uninterrupted views stretching up to 80 km along the coastline.
The property’s elevated position on the cliffs provides almost 180-degree ocean views, while the Tsitsikamma Mountains form the inland backdrop.
According to the listing, the estate has enough accommodation to host around 60 overnight guests, making it suitable for holidays, weddings, family gatherings, and corporate events.
The main lodge contains six luxury suites, each with ocean views and a private balcony or veranda. Some also have private entrances.
Guests looking for a different experience can stay in one of the resort’s unique poolside cabanas. During the day, the cabanas serve as oversized king-size sunbeds around the swimming pools.
At night, they are converted into sheltered sleeping spaces with waterproof canopies, heated mattress pads, and king-size beds. Guests can choose to sleep under the canopy or leave it open to spend the night under the stars.
Accommodation rates currently range from R1,500 per night for a poolside cabana to R4,350 per night for the Grand Suite during the 2026 low season.
Tsitsikamma on Sea also includes several self-catering cottages that can accommodate between four and six guests.
Value for guests and buyers

One of the resort’s standout features is its three cliff-edge swimming pools. The pools include a 100,000-litre cold pool, a 55,000-litre heated pool, and a 20,000-litre hot tub.
Each pool features glass walls, which were designed to create the illusion that the water flows directly into the ocean below.
The lodge also includes a commercial kitchen capable of catering for large groups, multiple entertainment areas, a wine cellar stocked with around 170 different wines, and a poolside bar known as Kontiki on Sea.
The estate also offers plenty of other activities for outdoor lovers, such as horse riding, hiking, birdwatching, and bass fishing.
Its location also provides easy access to many of the attractions that have made Tsitsikamma one of South Africa’s leading adventure tourism destinations.
Nearby activities include hiking through the Tsitsikamma National Park, exploring indigenous forests, visiting beaches, and playing golf.
Even though the property is currently being utilised as a resort, Pam Golding assured that the land is suitable for a variety of uses.
The estate includes more than 45 hectares of farmland currently used for feed crops, as well as two stables and staff accommodation.
According to Pam Golding, the land could continue to be used as farmland or be adapted for more intensive agricultural activities. This is possible thanks to the area’s abundant water supply and mild coastal climate.
A private buyer looking for a large estate with ocean views and private beach access could convert it into a coastal estate or family retreat.
On the other hand, investors could continue operating it as a hospitality business or explore future lifestyle development opportunities, subject to the necessary approvals.
