Shopping mall next door to South Africa’s largest smart city goes on sale

A 6,322 m² shopping centre in Vorna Valley, Midrand, featuring popular shops such as Mochachos and Liquor City, is going under the hammer.

Located at 18 Montrose Street, Waterfall Centre will be auctioned by Aucor Property on 13 October 2026. The property has an erf size of 6,322 m² and approximately 2,330 m² of gross lettable area.

It is positioned next to the BP Waterfall fuel station and serves residents in Vorna Valley and the surrounding Midrand area.

The centre comprises several retail and service businesses, including Mochachos, Liquor City, Nagiah’s, Govender’s Curry Kitchen, Ice Cream World, The Barber & Beauty Spot, and Waterfall Centre Pharmacy.

Aucor Property described Waterfall Centre as a multi-tenanted retail investment that is already generating rental income.

Its tenant mix is focused on convenience and everyday services. Its location provides access to a growing residential market in Vorna Valley, a young suburb that developed alongside the broader expansion of Midrand.

The area has seen an increase in townhouse complexes and freestanding homes in recent years. The suburb’s name is linked to the Galaun family, who originate from Varniai in Lithuania.

Harry Galaun moved to South Africa and became involved in property development. He owned land in the Halfway House area and eventually established Vorna Valley in the 1970s.

The suburb is now part of a larger development corridor that includes Waterfall City and surrounding residential areas.

Prime location

Vorna Valley is within driving distance of several major business and transport nodes. It is around 16 minutes from Sandton CBD and approximately 26 minutes from Johannesburg CBD.

The area is also about 22 minutes from OR Tambo International Airport and 33 minutes from Lanseria Airport.

The suburb is accessible via the M39, which connects Kyalami with Germiston through Midrand, Kempton Park and Isando. This road network provides access to the broader Gauteng business and residential market.

The suburb’s proximity to Waterfall City is also important, as the broader area continues to attract residential, commercial and retail development.

Major projects currently in the works include the luxury Aspire Waterfall City apartment building, the Waterfall City Junction warehouse development, and a R750 million hotel and conference centre.

Vorna Valley residents also have access to a range of schools, medical facilities, shopping centres and restaurants. Nearby private hospitals include Sunninghill Hospital, Waterfall City Hospital and Carstenhof Hospital.

The surrounding retail market is anchored by major destinations, including the Mall of Africa, South Africa’s busiest mall.

There are also smaller centres, such as Waterfall Ridge Shopping Centre and Vorna Valley Shopping Centre.
