Steenberg Golf Estate in Cape Town ranks among South Africa’s top luxury estates, with most homes selling above R17 million in 2025.

In a market with nearly 7,700 registered estates across South Africa, Steenberg Golf Estate consistently ranks among the nation’s elite.

Currently positioned at an impressive 32nd nationwide, according to Lightstone data, the luxury estate is demonstrating a compelling investment proposition, attracting a new generation of discerning homeowners.

The data reveals a significant demographic shift underway within the estate. Over 12 months ending September 2025, the largest cohort of buyers (42.86%) was aged 50-64.

This was closely followed by the 36-49 age group (28.57%). The influx of younger residents is contrasted by the majority of sellers (71.43%) being over the age of 65.

This shift signals a rejuvenation of the community as established homeowners make way for a new wave seeking both a superior lifestyle and a sound financial asset.

“What we are witnessing at Steenberg is a perfect storm of desirability,” said Lew Geffen Sotheby’s International Realty estates team in Cape Town’s southern suburbs member Steve Thomas.

Thomas said that over the 12 months ending September 2025, the median property valuation in the estate was R15.35 million, reflecting its premium status.

However, he explained that Steenberg Estate’s changing buyer demographic tells a deeper story than its property values.

“We’re seeing successful professionals and families who are not just buying a house. They are investing in a secure, amenity-rich lifestyle that is incredibly rare to find so close to the city.”

Thomas noted that while the Lightstone median price for the estate over 12 months has been just over R15 million, the median price cited for sales in 2025 alone is appreciably higher at R17.75 million.

The estate’s appeal is multifaceted. Its “invisible shield” of security – featuring 24-hour guarded access, roaming patrols, and advanced camera systems – provides the freedom for children to play and families to thrive.
