Although inland areas, particularly the economic heartland of Gauteng, are still recovering, demand has increased, accompanied by a corresponding rise in sales and a depletion of stock levels.
Even so, Seeff told Daily Investor that these areas remain a buyer’s market, compared to areas like Cape Town, which are currently more favourable towards sellers.
Years of flat price appreciation, driven by weaker confidence, mean that upper-income buyers and investors have a unique opportunity to invest now and reap the rewards later.
This particular property, located in the prestigious, guarded Eccleston Crescent Enclosure, is a prime example of the outstanding value on offer.

Bryanston shines

Bryanston ranks alongside Sandhurst and Hyde Park as one of the leading high-end suburbs in Johannesburg, the country’s economic and wealth powerhouse.
While Sandhurst achieves the highest average prices, Bryanston achieves a notable total value of annual transactions of almost R3 billion.
The suburb is favoured by wealthy buyers, captains of industry, and international investors for its lifestyle, security features and proximity to Sandton, the country’s primary financial and corporate hub, Seeff’s agents explained.
While renowned for its high-value homes, it also offers secure clusters and more accessible sectional titles, thus appealing to younger buyers as well.
The suburb has seen record volumes of transactions over the last few years, with activity remaining ahead of the pre-pandemic period, said Seeff Sandton MD Charles Vining.
Transactions for 2025 (to the end of October) are already 18% ahead of the whole of 2024 (856 units vs 727 units), totalling over R2.9 billion, measured over a 12-month period.
The high-value freehold housing sector accounts for almost 40% of the total transaction value, while gated estates (mostly clusters) comprise 37%.
The sectional title sector, with its more accessible pricing, makes up the largest portion of transactions at 61%.
Seeff’s agents noted further that Bryanston is particularly appealing to family buyers due to access to top schools such as St Stithians College, Crawford International, Redhill School and Bryanston Primary and High Schools.
