New shopping centre in South Africa’s top security estate
A new retail centre, Shopping at Eastway, is being built in South Africa’s top security town, Midstream Estates, located between Midrand and Centurion in Gauteng.
The new shopping centre will offer the affluent Midstream community a Woolworths, Checkers, and other high-end stores.
Shopping at Eastway will complement the other two shopping centres in the security estate, Square@Midstream and Shopping on Ridgeway.
The two existing shopping centres feature a SuperSpar, Boma, a hardware store, a fitment centre, and other speciality stores.
Restaurants inside the estate include Turn ’n Tender, Mugg & Bean, Salsa, Steers, Godfather, Lupa, and the Japanese restaurant, Wa Zen.
Shopping at Eastway will therefore be the third shopping centre and will offer residents additional shops and restaurants.
It is currently under construction and is expected to be completed within the next six months. The launch of the shopping mall will be in October 2026.
It is designed with the latest trends in mind, focusing on sustainability, modern architecture, and innovative retail solutions.
“Residents can look forward to an even greater variety of retail tenants, including more dining options, health and wellness facilities, and specialty shops,” the developer said.
The goal is to create a hub that meets the practical needs of the community and serves as a social and recreational focal point.
Shopping at Eastway will feature a Woolworths, which many Midstream residents have been asking for, and a Checkers to serve clients through Sixty60.
The new precinct will also feature a modern office block that stands adjacent to the retail shopping centre.
The architects, ARC Pretoria, said that the new development will offer unparalleled access to dining, wellness, and retail amenities.
Midstream Estate – South Africa’s most popular security town

Midstream Estate is South Africa’s most successful security estate, with its own schools, hospitals, shopping centres, restaurants, and churches.
It was established in 2003 by the Bondev group, headed up by Riaan Botma, Chris Smith, Jan Zeederberg, and Johan van Wyk.
It is centrally located between Johannesburg and Pretoria, with easy access to the N1 Ben Schoeman highway.
The developers have invested heavily to ensure the estate integrates well with the existing road infrastructure.
Several roads have been built and upgraded to link the estate to the neighbouring arterial roads, such as Olifantsfontein, R21, Nelmapius, and Old Johannesburg Road.
What sets Midstream Estate apart from other residential estates is that it is a fully functional town, not just a place to live.
To safeguard the town, it has a 50-kilometre-long, 5-metre-wide double security wall surrounding the 1,300-hectare estate.
Within these security walls, there are numerous residential estates, including Midlands, Midfield, Midstream Heights, Midstream Meadows, and Midstream Ridge.
These residents have a choice of three pre-primary schools, two primary schools, and one high school in Midstream Estate.
Midstream has some of the best medical facilities in South Africa. The Midstream Mediclinic hospital inside the estate provides world-class specialists and facilities.
It also has a Midstream Medical Centre, which includes a Cure Day Hospital, a step-down centre, and local medical practices of general practitioners.
It even has its own retirement village, Retire@Midstream, with a frail care facility and a dementia facility.
