New shopping centre coming to Cape Town with Checkers, Dis-Chem, and major restaurants
A new neighbourhood shopping centre is taking shape in Cape Town’s Pinelands suburb, with Checkers, Dis-Chem and several restaurant brands among the confirmed tenants.
Pinelands Village is being developed by Rapfund Investments, part of Folkes Holdings, and will cover 6,337m². The centre is planned to open in the fourth quarter of 2026 and will bring together 26 shops and restaurants.
Located at 2 Gardener Way, the development will focus on everyday shopping, dining and services for residents of Pinelands and surrounding suburbs.
Checkers and Dis-Chem will serve as the centre’s anchor tenants. These national retailers are expected to attract regular visits from nearby households.
The anchors will be supported by a mix of food outlets, beauty businesses, health services and retailers.
The centre’s confirmed tenants include Nando’s, Panarottis Pizza & Pasta, vida e caffè, Kauai and K1 Sushi.
Beauty and personal care businesses will include BOA Beauty Bar and WAXIT, while Torga Optical will provide eyewear and optical services.
Other announced retailers include Volpes, which specialises in linen and homeware, and Dial-a-Bed, which sells beds and bedding products. The development’s listed tenant mix also includes Petshop Science.
Folkes Holdings explained that the centre is designed as a convenience-led destination rather than a large regional mall.
Its offering is designed to combine everyday shopping with services and restaurants, allowing residents to complete several errands in a single visit.
Construction is being led by Rapfund Investments, with Stabilid Cape Construction appointed as the principal contractor.
The project team also includes Dot Ink Designs as the architect, MDSA Project Management as the project manager, and engineering, quantity surveying, town planning, and landscape design specialists.
Rapfund Investments is a long-term commercial property investor established in 2006. Its portfolio focuses mainly on convenience shopping centres in established and growing residential areas across major South African cities.
Pinelands Village will add another development to that portfolio, which includes properties such as Steenberg Village, Featherbrooke Village, Honeydew Village and Parktown Quarter.
Cape Town’s first Garden City

Located in Cape Town, Pinelands is known for its leafy streets, mature trees and low-density residential areas.
It was developed according to the principles of the Garden City movement, which promotes planned neighbourhoods with green spaces and a mix of residential, commercial and other uses.
The suburb was originally part of a farm called Uitvlugt, where thousands of pine trees were planted. Development gathered pace in the early 20th century, with the first houses built during the 1920s and 1930s.
The area remains characterised by established family homes, gardens, parks and a range of residential properties, including townhouses, apartments, security complexes and older houses with thatched roofs.
Pinelands is also centrally positioned within Cape Town. It lies close to the N2 highway and is approximately 10km from the central business district and 12km from Cape Town International Airport
The suburb attracts families, professionals and people working in nearby business areas, including the Old Mutual precinct.
Its access to major roads also makes it convenient for travelling between the northern and southern parts of the city.
Schools in and around Pinelands include Pinelands High School, Pinelands North Primary School, Pinehurst Primary School and Pinelands Central Primary School.
Nearby healthcare facilities include Vincent Pallotti Hospital, while Groote Schuur Hospital and Red Cross War Memorial Children’s Hospital are also accessible from the area.
Residents already have established retail options at Howard Centre and Central Square, while Canal Walk is a short drive away.
