New shopping mall in one of South Africa’s fastest-growing seaside towns
Ancora Property is developing the new Mikeva Link mall in Mossel Bay, Western Cape, which promises to redefine shopping in the area.
Mossel Bay is a unique coastal town on the Garden Route that has one of the world’s mildest climates, boasting over 300 days of sunshine a year.
The town has a rich history, dating back to 1488, when it was the site of the first recorded European landing on South African soil by Bartolomeu Dias.
This history is deeply embedded in the town’s identity, particularly through its maritime landmarks and unique postal tradition.
Since these humble beginnings, Mossel Bay has developed into one of the most prominent towns on the Garden Route and is now a thriving semigration hotspot.
Many property developers are investing in Mossel Bay as it transitions from a holiday-home secondary market into a high-demand primary residential hub.
Ancora Property is one of these companies, and is currently planning the development of the new Mikeva Link shopping mall in the town.
Ancora Property first announced the new shopping mall in 2024, explaining that it would build on the success of Mikeva Hyper.
“The expansion adds an impressive 4,600 square meters of retail space, with a vision to enhance convenience and embrace traditional retail values,” it said.
“Mikeva Link introduces a diverse mix of offerings, catering to the evolving needs of our discerning clientele.”
The property is located along the prominent R102 with convenient access off Mossel Street, which gives Mikeva Link excellent visibility and accessibility.
Bulk earthworks on the new Mikeva Link development are expected to start later this year, and the new shopping mall will open in October 2017.
Mikeva Link will redefine shopping in Mossel Bay

Ancora Property said that the Mikeva Link will be the premier retail destination in the area and redefine shopping in Mossel Bay.
The existing fire-damaged Mikeva Hyper will be demolished and incorporated into the new mall, which will have a Gross Lettable Area (GLA) of 13,000 square meters.
The project is centred around the Louis Fourie Road (R102) corridor that connects the Mossel Bay town centre to the growing suburbs of Diaz Beach and Voorbaai.
“Mikeva Link is more than just a shopping centre. It will be a vibrant community hub where convenience meets quality,” it said.
This retail destination will introduce a curated mix of retailers, lifestyle services, and everyday essentials.
It will serve a community of 21,879 households of 73,816 people. 450,000 vehicles pass the planned location every month.
Ancora Property said that its premier location and direct access off Mossel Street make it convenient for shoppers to enter and exit.
“For retailers, this means high foot traffic, strong visibility, and direct connection to a growing and diverse customer base,” it said.
Confirmed tenants in the new Mikeva Link shopping mall include Shoprite, Shoprite Liquor Shop, Roots Butchery, and Power Fashion.
There will also be numerous restaurants and fast-food outlets, including Hungry Lion, The Fish & Chips Co, and Pie Factory Shop.
Amendment: This article previously stated that the development will include a Walmart. Massmart has confirmed to Daily Investor that this is not the case, but could not confirm whether a different Massmart-owned store will be included in the development.
A Massmart spokesperson told Daily Investor that “any decisions around our future plans will require clarity around the rebuild process of the current fire-damaged site, and the timelines associated with that”.
