The South African towns so popular they are attracting buyers from the United States
Paarl, Stellenbosch and Franschhoek have become highly sought-after Winelands property markets, attracting local, expatriate and United States buyers seeking lifestyle estates, amenities and long-term value.
These three towns have emerged as a “golden triangle” of highly sought-after Winelands locations, explained Pam Golding Properties Boland and Overberg head, Annien Borg.
She said demand is particularly strong for established lifestyle estates in these towns. Buyers are increasingly prepared to pay a premium for their combination of setting, security, amenities and convenience.
“These three towns offer a lifestyle in spectacular surrounds that are hard to beat. Buyers are increasingly prepared to pay a premium for the lifestyle offered by established estates in these areas.”
“To keep up with demand, developers are constantly planning new lifestyle developments that meet the expected standard.”
The buyer profile is diverse, ranging from young professionals and families with school-going children to retirees. Many of the lifestyle estates cater for multiple generations, making them attractive to a broad market.
Borg said homes in estates are particularly popular with returning expatriates who want their children to experience a carefree lifestyle while benefiting from access to excellent education.
“The Boland is known for its many outstanding schools, which means travelling time is negligible and sporting and extramural facilities are readily accessible.”
The region also attracts foreign buyers, particularly from the United States. However, the majority of purchasers are Western Cape residents relocating to the area.
Buyers include those downsizing for retirement and families looking for more spacious properties with the lifestyle advantages of estate living.
Prices vary by location, property type, and available amenities, but the strongest demand is currently in the approximately R4 million to R8 million price range.
Amenities include cycling and hiking trails, and sporting facilities such as golf, swimming, tennis, and shopping centres. Cape Town is also approximately just an hour away by road via the N1.
South Africa’s golden triangle

Paarl offers properties at different price points, including established estates with golf, leisure, and sporting amenities.
“In Paarl, compact homes in established estates like Boschenmeer on Paarl golf course are available from approximately R3.75 million, while three-bedroom homes are priced from around R8 million,” Borg said.
“Plots at Pearl Valley are also around that price, while properties at Val de Vie are scarce, with the starting price for a three-bedroom home currently just below R7 million.”
She said prices for the Val de Vie polo pads start from around R4.5 million for one-bedroom and studio apartments, while two-bedroom apartments are priced from around R6 million to R7.5 million.
Meanwhile, Franschhoek properties in the R4 million to R8 million price range are increasingly difficult to find.
“You will probably end up buying a modern, two-bedroom apartment, which is the most popular investment,” Borg explained.
That does not mean there are no opportunities for buyers seeking larger homes. A recent sale showed the level of demand for properties in established boutique estates.
“We recently sold an 18-year-old, three-bedroom house that needed some renovation for R7.9 million, situated in an established estate with a communal pool and tennis court.”
In Stellenbosch, the new Newinbosch estate is showing the growing importance of sustainability and environmentally conscious design in the residential market.
The development has achieved a six-star Green Star Sustainable Precincts rating from the Green Building Council of South Africa.
“The rating is significant as most of the major banks offer substantially reduced interest rates on home loans for Green Star-rated properties,” Borg said.
She explained that buyers are also increasingly prepared to pay a premium for homes incorporating green features.
“The Newinbosch precinct has been designed to encourage a live-work-play lifestyle with interconnected walkways and cycling routes, and community amenities easily accessible.”
Prices at Newinbosch range from around R3.75 million to R 6.5 million, depending on the size of the homes.
New developments

The strong demand across the three towns is supporting continued development, with more projects in the pipeline.
“These Boland towns have experienced remarkable growth in the past few years, and there are more new developments planned,” Borg said.
Buying off-plan can be particularly attractive to first-time buyers and investors, as purchasers may only take the transfer once construction is complete.
This allows the property to appreciate during the development period. Another advantage is that transfer duty is not payable on new developments, as VAT is included in the purchase price.
“For investors, new developments are particularly appealing, especially where there is a strong demand for rental accommodation and potential for longer-term capital growth.”
Borg said buyers deciding which of these towns to buy a primary residence in should consider the lifestyle they want rather than focusing on how much they have available to spend.
“Before you settle on a number, work out which lifestyle you can actually buy you – and then go and get it.”
