Wealthy South Africans flock to these luxury estates
Wealthy South Africans are flocking to Pretoria’s luxury estates, where high demand for secure, lifestyle-oriented living has driven property prices up to R17 million and delivered capital growth of up to 30% over the past five years.
Pretoria is a key economic hub, one of the wealthiest cities on the continent, the seat of government, and home to a concentration of high-net-worth individuals.
The city is home to many security estates and complexes, a key market for sales and rentals, which has seen excellent capital value growth of up to 30% over the last five years.
Seeff Pretoria East MD Gerhard van der Linde said buyers are prepared to pay a premium for estate living because they desire enhanced security, top-tier services, and a more convenient lifestyle.
Lightstone data shows that over 3,500 properties in estates have traded hands across Tshwane so far in 2025. This represents about 20.5% of all sales across the metro, and 32.7% of the total value of property transactions.
The average freehold property price in estates is R2.5 million to R6.5 million, and for sectional titles, it is between R1.8 million and R3.8 million.
According to Lightstone data, the luxury segment, with prices upwards of R5 million, made up about 7.8% of transactions this year, with some of the highest prices achieved in luxury estates.
There are about 15 luxury estates in Pretoria East that offer amenities such as golfing, wildlife, equestrian activities, and proximity to top schools.
While the R3 million to R8 million range is the most active in the area, several sales have already exceeded R10 million.
According to Lightstone, the highest prices paid over the last year include properties in The Hills and Lombardy Estate, at R14 million, Silver Lakes, at R16 million, and Woodhill, at R17 million. Mooikloof saw the highest price paid, at R17.4 million.

The estates drawing wealthy buyers

Strong capital appreciation and high demand for rentals make estates a top choice for premium buyers. Seeff Pretoria East rentals manager PG van der Linde said rentals typically range from R24,000 to as much as R95,000 for a luxury home.
This is driven by demand from top corporate employees, diplomats, and international visitors who want the security and lifestyle on offer.
Centurion’s strategic location between Johannesburg and Pretoria has transformed it into a hub for secure, community-oriented living.
Seeff Centurion manager Tiaan Pretorius said the area is characterised by a high concentration of security complexes and residential estates.
The most active price range is R800,000 to R3 million, with about 5% of transactions topping the R5 million mark, mainly in the exclusive estates.
Popular estates include Midstream, a large estate with extensive sport and leisure amenities, including schools and day care.
Prices of up to R6.3 million have been paid this year. Golf estates have achieved prices of up to R6.75 million in Blue Valley and R6.8 million in Centurion Estate.
Other estates such as Irene Farm Villages have achieved up to R5.7 million, Copperleaf up to R10.4 million and Southdowns up to R12 million.
Cornwall Hill Estate is one of the most exclusive estates, where prices have been paid upwards of R5 million to R16.5 million.
It is renowned for its security, English Country-style homes, prestigious Cornwall Hill College, greenery and equestrian facilities, and access to Pretoria, Johannesburg, and OR Tambo International Airport.
Pretorius said buyers can expect to pay around R10.8 million for a large, seven-bedroom home on over 5,200 m² of land.
The home offers bespoke finishes, multiple living areas with fireplaces, a study, a hobby room/library, a large studio, a gym with a sauna and steam room overlooking the valley, a guest suite, staff accommodation, and more.
