New ultra-luxury apartments at the V&A Waterfront with a private chef for residents

The V&A Waterfront has launched The Bower, a 147-unit luxury Life Rights development offering hospitality, wellness, and care services aimed at older people.

The Life Rights development brings concierge support, upmarket dining, wellness services and discreet care into a hospitality-led community designed for ‘independent later living’.

The V&A Waterfront recently announced its first later-living offering, The Bower, a 147-unit, hospitality-led community that forms part of Phase 1 of the Granger Bay development.

The Bower is designed to support independent living and meet residents’ needs as they evolve. Amenities will include:

  • Wellness centre (medical specialist consulting offices)
  • Heated indoor lap pool and vitality pool
  • Memory care facilities
  • 24/7 Medical on-site support
  • Bar

Residents of The Bower will also have access to a restaurant, private-chef dining, a private cinema and library lounge, and a lifestyle manager who curates events and coordinates concierge support.

Positioned on Breakwater Boulevard alongside the InterContinental Table Bay Cape Town, The Bower includes one-, two- and three-bedroom apartments with direct outdoor access.

All of the apartments operate under a Life Rights model that provides residents with lifetime occupancy without the responsibilities of traditional homeownership.

The development is a short walk from Victoria Wharf Shopping Centre, the Cape Town EDITION, the coastline walking route and the Silo District’s Zeitz MOCAA.

The Bower has been designed by international architectural firm KPF, with a specialist healthcare partner providing on-site primary care, 24-hour nursing and a 14-unit memory care centre.

Its hospitality-led model brings together concierge support, curated services, wellness and care in a setting designed to feel more like a boutique residential community than a traditional retirement development.

Apartment sales will open to the public on 28 August 2026. The apartments are expected to be ready for occupation in February 2028.

The design

V&A Waterfront CEO Graham Wood explained that The Bower is the neighbourhood’s response to strong demand for luxury later living on the Atlantic seaboard.

“It reflects our confidence in Cape Town’s later-living opportunity, and our belief that ageing well should be supported by service, choice and a strong sense of place,” he said.

“We have built The Bower around the qualities people value in hotel life – service, warmth and choice – while creating a residential community that allows people to remain independent and connected.”

The Bower is a V-shaped building that encloses a communal garden. This will give every resident a private outlook while keeping the wider community connected.

Terracing on the building’s southern edge steps back to preserve the InterContinental Table Bay Cape Town hotel’s ocean view, while opening wider views for end units.

Sloped rooflines reference the working harbour’s maritime heritage, and a subtle pattern imprinted into the slab edges throughout The Bower references the strelitzia, the protea and Cape Town’s kelp forests.

V&A Waterfront Development Executive Allan Nenguke added that every decision was shaped by how residents experience the ocean, the mountain and each other.

“We designed the building around a communal garden so that every apartment enjoys a private outlook while residents remain connected to the community below,” he said.

“Details drawn from Cape Town’s own landscape are worked into the facades themselves, so the building tells the story of its setting.”

The development also features an extensive healthcare offering, ranging from annual wellness assessments and 24-hour nursing support to managed home-based care.

This will give residents access to discreet, enabling support as their needs change, without leaving the community.

“The Bower is designed to support a more contemporary model of later living,” Wood said. “Our focus is on independence, wellbeing and the everyday experiences that make life feel considered and connected.”

“The architecture is warm, modern and intuitive, the wellness offering supports longevity and strength, and the personalised services are designed to give residents more time for what they value most, with support available as their needs evolve.”
